The crawl space is one of the most overlooked parts of a home, which is exactly why water down there can go unnoticed for months. Out of sight does not mean out of mind, though. Moisture under your house can quietly damage the structure and affect the air you breathe upstairs.

What Causes Water in a Crawl Space

Moisture reaches a crawl space through a few common routes:

• Poor drainage. When soil around the home slopes inward or gutters dump water near the foundation, that water seeps into the crawl space.
• Plumbing leaks. Supply lines, drain pipes, and fittings running beneath the home can drip or burst, pooling water below the floor.

• Poor air quality. Because air from the crawl space rises into living areas, musty odors and spores can affect the whole house.

What to Do About It

• Install a vapor barrier. A heavy plastic sheet across the ground blocks moisture from rising out of the soil, one of the most effective long-term protections.
• Fix the drainage. Regrade the soil, extend downspouts, and consider a French drain or sump system to route water away.
• Repair leaks. Address any plumbing or sewer problems feeding the moisture at the source.
